Here are a few general tips when showing potential buyers around your home. Good presentation will help sell your home and increase its value.

Make sure you move the car from the driveway so that the viewer can park easily. Problems in parking will upset the buyer even before seeing the property.

If dark, ensure that any outside light is on so that the viewer can confidently find their way to the front door.

If you have a dog make sure it is locked up or confined. Viewers may be apprehensive of dogs and will not relax or concentrate on the property.

First impressions are vital so, cut the grass, oil the front door, repair the front gate, clear the floor of children's toys, dog bones, laundry etc Turn the TV off (or volume down) as this can very distracting.

A clean and tidy, uncluttered room, will look more spacious.

If the time of day allows, turn on the wall lights and side lights for effect. They should not be intrusive but will give the room a lift. Similarly, lighting over the kitchen worksurfaces and homely gas fires. At night turn the main room lights on before showing round.

Open all internal doors, except the loo and bathroom. This gives an impression of space and helps the natural lighting.

The toilet seat should be down!!

A pleasant aroma can enhance the senses, so put a pot of coffee on. Baking bread has a lovely smell but who has the time?

Start and finish the tour in your main room.

Show the viewer around your home and emphasise the good points, but don’t volunteer too much information, it may be important to you but of no interest to the viewer.

Let the viewer show themselves around if they go on a second lap of the accommodation. They will feel more at ease.

Take account of your surroundings when arranging viewing times. If you live near a school keep clear of times when the road is full of children, don’t have viewers in the rush hour if it takes twenty minutes to back out of the driveway, and stay clear of times when the neighbours may be having a rave. Noise is very intrusive.
